The Inspection


What is a property inspection?

A property inspection is a systematic examination of the property's primary systems and components by a professional inspector in order to determine the general condition of the property. The inspection is based on what is visible and accessible during the inspection.


What do you inspect?

All major systems and components of the property are examined in great detail.


Some major systems include: Roof, Structural, A/C & Heating, Plumbing, Electrical, etc.


Our inspectors utilize special equipment, gauges, and testers throughout the inspection, such as, moisture detectors, water pressure gauges and temperature lasers.


How do you inspect the property?


Please note that all conclusions of the inspector are made on the basis of what was visible and accessible at the time of the inspection. The conclusions are not opinions covering areas where inspection of any portion of the structure would necessitate removing or defacing any part of the structure.


Below are some of the items we inspect in each major system. Please note that this is not an all inclusive list. 


      Structural


  • Walk all roofs that are safe and accessible.
  • Visually access all areas of a crawl space that are safe and accessible.
  • Visually find evidence of abnormal settlement, lateral movement, or structural weakness in the accessible load bearing structural components located within the structure. 


      A/C & Heating


  • Visually assess the functionality of the cooling and electric heating operation of the central and room air conditioning equipment by monitoring the temperatures of the supply and return air and examining the operation of normal consumer controls.
  • Visually inspect accessible ductwork, registers, filters, and thermostats. In the case of wall units, the plastic front panels, control knobs, and method of securement are also examined.


       Plumbing


  • Visually assess the functionality of the accessible plumbing components located within the structure, including plumbing fixtures and connections such as, sinks, wash basins, toilets, lavatories, showers, tubs, bidets and wet bars.
  • Visually examine supply and vent piping located within accessible areas of any attic or crawl space.
  • Turn on all faucets and examine water pressure, flow rate, and plumbing leaks.
  • Examine accessible hose bibs, and where available, main shut-off valve.



      Electrical


  • Visually assess the functionality of the accessible components of the hard-wired electrical system located within the structure, such as, switches, receptacles, light fixtures, electrical wall heaters, exhaust fans, and GFCI receptacles. 
  • Visually examine accessible areas of both the exterior and interior of the main distribution panel including main feeders, buss bar, breakers or fuses, and terminuses of the branch circuit wiring.
  • Visually assess accessible conduits, wiring, and junction boxes located within accessible areas of any attic or crawl space.
  • Visually examine accessible conduits, junction boxes, light fixtures, switches, and receptacles located on the exterior of the structure.


How long does a typical inspection take?

The duration of the inspection depends on the size and complexity of the structure. However, an average inspection takes approximately 2-3 hours to complete.


Can I be present during the inspection?

Yes, we encourage our clients to accompany us during the inspection. However, if you are not able to be there, you will be well represented in your absence as we document all items in great detail.


How will I receive the inspection reports?

Our inspections reports are digitally produced and sent via email as pdf files. Reports can be forwarded, downloaded, saved, and printed.


How soon do I receive the inspection report?

We proud ourselves on providing thorough and detailed inspection reports. Most inspection reports are sent via email within 48 hours of completing the property inspection. Please note that the size and complexity of the property can affect the time it takes to prepare the inspection report.
